The landlord (also owner) offers a fully-furnished and equipped property and the tenant accepts the property in the state provided i.e. in excellent condition and clean. The property is exclusively for use as temporary short-term rental accommodation. Rent for long periods is possible in consultation with the owner and alternative arrangements can be made for this.
The renter must be at least 25 years of age, must be present at the property during the rental period and is fully responsible during the entire rental period for supervision of children staying at the property. At the time of reservation, the renter must provide a copy of their ID card or passport.
The prices include booking fees, electricity, water and taxes. The costs for electricity are based on normal use (max. 15 kWh per day). Additional consumption (eg. due to frequent use of the air conditioning or heating) is charged at a rate of € 0.35 per kWh. Gas consumption (only in Villa Vinalopo) in the winter (from October 15th/ March 15th) charged on the basis of actual consumption, at a price of € 1.25/ltr / € 4,50/m3. Rents can be modified except for those already agreed reservations and bookings. At all times by the landlord.
Within 7 days after reservation you have to pay 30% of the rental price, with a maximum of € 300,00 as a deposit to be met. Only when the payment within the prescribed period is satisfied, the reservation is final. The balance must be paid at least 8 weeks before arrival, in the absence of which, the reservation will be considered canceled by the tenant. The deposit will be transferred back to your account within 2 weeks after departure. With the amount of the deposit after the lease period to be caused settled damage or other defects by the tenant or fellow users. The lease is terminated automatically after expiry of the agreed period.
Cancellations are possible until 8 weeks before arrival. The rent paid will be refunded within 10 days of cancellation, whereby an amount of € 200,00 will be charged at booking fee deducted. Cancellations after 8 weeks before arrival, the entire rental amount has be paid, excluding the final cleaning, the additional services and the deposit.
On the day of arrival, the house is normally available from 04.00 pm (16.00 h). If you will be arriving earlier, please let us know anytime and we will try to find a solution.
On the day of departure you have to leave the property before 10.00 am, so that the final cleaning will take place. Upon departure the refrigerator, the freezer, the dishwasher, the oven, the microwave, coffee maker etc. has to be empty and clean. The crockery / glasses should be neat in the cabinets clean and tidy as it was at arrival. The beds has to be decreased. The used beddings and towels has to be left in the bathroom. The BBQ (if available) must be completely clean. All costs that arise because the property is not left in time and/or the above issues does not appear to be correct (additional cleaning fee) will be charged to the tenant, with a minimum of Euro 75,00.
Any goods that remain after departure will be kept for one week. If requested, the landlord can arrange for the return of the tenants property (one occasion) at the expense of the tenant. The landlord does not bear any responsibility for any left property at any time.
The residence in the house of more people than as indicated in the lease table is expressly prohibited without the written consent of the landlord and non-compliance can lead to premature termination of the lease by the landlord without refund of the rental fees. Sub-letting or rental is expressly prohibited.
Liability of the leasor. The leasor cannot be held responsible for any theft, damage or accidents which happened during the stay, except when it is clearly the result of a shortcoming for which the landlord is to blame.
In case of cancellation due to force majeure, such as natural disasters, extreme weather conditions, death of the owner or the landlord may terminate the contract without compensation. The tenant is entitled to the refund of the already paid part of the rent in that case.
The tenant is liable to the landlord for damages caused by the performance of acts or omissions, of himself, his family, his guests or visitors admitted by him, provided that the damage to them can be attributed.
The landlord is entitled to inspect the property during the vacation rental period. If the tenant denies the landlord access to the property or if the tenant, his family, his guests or visitors do not properly or fully comply with the obligations under the terms of the code of conduct, the landlord has the right to terminate the agreement with immediate effect without refund of rental fees. This includes not respecting other residents in the area e.g. sleep, or by causing a nuisance.
